In a city that is always fighting the concrete jungle, a giant, lush green space isn’t just nice to have; it’s taking life and breath back. Mumbai is finally set to gain what is being celebrated as the largest central park in the history of India — a huge, multi-level urban oasis intended to re-imagine quality of life within the metropolis. This ambitious scheme revolves around the iconic Mahalaxmi Racecourse, turning an historically exclusive space into a grand public resource that will be Mumbai’s biggest ‘oxygen park.’

This is more than a park: It’s an architectural wonder that stitches together 295 acres of invaluable open space, combining the original 125 acres of the racecourse with another 170 acres reclaimed from the massive Coastal Road project. This creation is a takeoff on global icons, noting the references such as New York’s Central Park and London’s Hyde Park, but with an Indian twist — focus on holistic health, mega sports facilities and heritage.
In the future we will be able to build an ecosystem of this kind in the city
Designed by renowned architect Hafeez Contractor, the master plan is to keep the pristine green undisturbed and all services including world class amenities below ground. That the park will not join the ranks of superficial concrete developments guarantees that space in the city continues as a real open, breathing space for Mumbaikars. The only things above ground will be footways, so that members of the public can walk through an unbroken panorama of greenery, and even watch horse racing — a tribute to the site’s history — as they make their way through park.
Here are some of the many innovative features proposed for the park, which would serve a wide range of recreational, sporting, cultural and environmental needs:
300-Acre ‘Oxygen Park’: The park, whose 12-acre City Forest is specifically planned to raise oxygen levels and fight the notorious air pollution of the city, will be a green lung for South Mumbai.
Thematic Gardens: There will be a total of 77 acres for the thematic gardens and open concert areas, in addition to a 31-acre Botanical Garden that spans seedlings of medicinal trees, an arboretum, a palm garden and a giant water-lily pond making it an authentic academic and ecological sanctuary.

The Underground Sporting Revolution
The futuristic underground sports complex is probably the most innovative part of the project. Set just below the surface of lush green lawns, this sustainable facility will accommodate an international-level multi-sport arena so that the city’s children and athletes can have both, world-class infrastructure at their disposal without utilising any surface green cover.
The complex is expected to be the site for a wide variety of programs, such as:
- Pools and Pan Am-level boxing rings.
- Basketball, volleyball and hand ball courts.
- Several cricket nets, badminton and squash courts.
- Skating rinks and gymnastics facilities.
Most importantly, dedicated areas for traditional Indian sports of Kho-Kho and Kabaddi.
This subterranean form isn’t just space-saving; it is about providing a secure environment throughout the year for playing and nooks of athletic development – insulated from Mumbai’s monsoon and increasing heat.
Seamless Connectivity and Heritage Preservation
Making the park accessible to all Mumbaikers is core of the plan. “A tender of ₹550 crore already stands floated, for an underground tunnel of 1,200 metre length, that will connect Central Park to the Coastal Road,” the official added. This underground passage will not only offer seamless visitor flow, but will also provide access to a new 1,200-car and 100-bus Coastal Road parking facility that will literally take visitors right off the choked-up surface arterials.
The park will also be connected to the city’s public transport system through an underground passage linking it with Nehru Science Centre Metro Station (Metro Line 3). This conscientious connectivity will make sure our park, originally intended only for the rich and famous, is in reality a public space that all New Yorkers can fully enjoy.
The Mahalaxmi Central Park is an epitome of urban rejuvenation. By smartly dominating a world-class urbanique beneath this gargantuan, natural green plane of grass, Mumbai is cutting a swath for India’s urban planning future and promising its residents a healthier, greener and more active pathway into it.
